CKD Galbraith were introduced to the FTSE100 company - part of Bunzl Plc, the fast-growing international distribution and outsourcing group - while acting for their landlord in Dundee in 2008 and subsequently worked with them as tenants to extend a unit they occupied in the city.
Over the next two years, we were asked to assist in rationalising the company's cleaning and hygiene supplies distribution operation in Scotland. Partner Richard Higgins continues to lead this ongoing client relationship and instruction.
After a series of detailed discussions with national and regional representatives to develop our remit, we were instructed initially to acquire 25,000 sq ft of good quality warehousing and distribution space, including a small trade counter in Edinburgh. We undertook a detailed search for available properties, resulting in a shortlist of four from which premises at Seafield Way in Leith were identified. The property was in a poor state of repair and about to be comprehensively refurbished by the landlord, Royal London Mutual Insurance Society.
This was a substantial move for the business, which had operated from Bonnington Road for many years, and brought together a number of operational activities under one, improved roof.
Terms for a new ten year lease, incorporating a rent review and break option at the end of the fifth year were agreed.
Our Building Surveying department, led by Partner Martin Cassels, undertook a project monitoring role of the refurbishment works on behalf of the tenant, working closely with Bunzl's fit-out contractors who created office and trade counter space within the main building.
In 2010, as an existing lease came to the end, we carried out a similar operation for the east/west side of Scotland to replace the existing aging premises, which had become unfit for purpose. We acquired 25,000 sq ft premises and secure yard for them at Linwood to the west of Glasgow.

We continue in our consultancy role advising Bunzl on numerous property matters throughout Scotland, including assisting on rent reviews, lease restructures, rating, dilapidations and general property and asset management advice.
