Renting a Property in Scotland

Finding the right property
You can register by calling one of our letting offices and take advantage of our extensive database of high quality rental properties.

Viewing properties
We endeavour to arrange appointments that are convenient to you during weekdays, evenings and on Saturdays.

Reserving a property
We require

  • Completed Application Form
  • Proof of Residence (Utility Bill, Bank Statement e.t.c)
  • Proof of I.D. (Passport, Photographic Driving Licence)
  • Last 3 months Bank Statements
  • Landlords Reference

We reserve the right to reject your application if we consider any of the above inadequate.

Once satisfactory references have been received, we will arrange a mutually convenient time for you to come to our office andsign the lease and associated documents.

Galbraith require one months rent in advance plus the deposit to be paid in cleared funds before moving into a property.

All Deposits will be equivalent to two months rent, and will be registered with SafeDeposits Scotland, who will provide you with a Deposit Account Number and Certificate.

Completion and check-in
Once the tenancy has been signed and cleared funds have been received, the tenancy can proceed. Gas, electric and council tax accounts will be set up in your name and activated on the date of commencement of your tenancy.

On moving in you will receive a folder containing the following:

  • Copy of the signed lease agreement 
  • Inventory
  • Gas and electric meter readings and oil tank fuel levels where appropriate
  • Copy of Gas Safety Certificate where appropriate
  • Copy of E.P.C
  • Tenants Information Pack

All maintenance issues will be acted on quickly and efficiently.

On departure from your property, after a satisfactory check-out inspection, we aim to return your deposit within 10 working days. We will be delighted to assist you to find a new property if you outgrow, are given notice (conditions apply) or simply fancy a change!
