Galbraith were appointed by our valued client The Glenmorangie Company, to project manage the fit-out of their new office premises. Galbraith assisted with the appointment of the design team and management of the works from concept design through to handover.
The circa 23,500 sqft. office space was sub-divided as part of the project, requiring significant alteration to the mechanical, electrical and plumbing systems serving the suite. Statutory consents and Landlord approval were sought as part of the process.
The internal fit-out included the installation of solid and glazed non-loadbearing partitions, new kitchen areas, a bar, and formation of a new comms room for IT equipment.
This project originated from initial client lease advice through our Commercial Agency and Asset Management team, highlighting the depth of expertise across our firm on a wide variety of instructions.
Sustainability was a main priority throughout the project and The Glenmorangie Company requested the re-use of existing materials where possible, to reduce wastage. The design was therefore based around adapting the existing floorplate, insofar as re-positioning existing glazed partitions, retaining the HVAC system, and re-routing several kilometres of existing data cables to suit new seating positions. New installations were then matched as closely as possible to existing equipment for continuity.
The programme was key to the success of the project, as the client had a strict deadline to meet to coincide with the lease end of their previous office. Works commenced in January on a very tight programme and successfully completed on time to allow furniture to be installed in advance of the planned opening date.
