Rural properties with land are the most sought-after by prospective purchasers, continuing a trend of ‘lifestyle above location’ and offering the potential to enjoy outdoor pursuits, reconnect with nature, grow one’s own fruit and veg, or plant a small woodland.
Properties on the west coast of Scotland continue to attract the most interest, and prices here are increasing, with competition between buyers driving a strong market across the whole of Argyll & Bute.
Jamie Currie, an estate agent with Galbraith based in the firm’s Stirling office, said: “The new year has started very well with a good level of enquiries, viewings and positive sentiment among both buyers and sellers.
“This follows a particularly strong market in 2024, with a number of very good sales achieved, resulting in prices above expectation for the majority of listings, notably country houses, farms and small holdings.
“Homes on the west coast remain perennially popular, offering a superb rural lifestyle and the feeling of ‘getting away from it all’ while also being within easy reach of Glasgow and the central belt. The west coast attracts buyers from all over Scotland and the rest of the UK, as well as a good number from the Netherlands and Scandinavia, who are drawn to the beautiful scenery and the excellent opportunities for hiking, biking and water-sports.”
The supply of properties coming to the market is also encouraging, Galbraith reports, with supply up by more than 26% compared with the same period last year.
Jamie Currie continued: “We have some beautiful rural properties about to come to the market in the coming weeks, likely to appeal to a wide range of buyers. The number of buyers registering interest with us is also very encouraging for this time of year. We expect a very active market in the first quarter, continuing the trend of positive sentiment and motivated buyers seen in 2025.”
