West House & Florrie’s, two semi-detached cottages on the Isle of Skye, Carnalean on the shore of Loch Torridon in Wester Ross, and Carraig, a mixed estate on the most westerly point of the Ardnamurchan Peninsula, are available separately and are expected to attract considerable interest.

Phiddy Robertson of Galbraith, who is handling the sales, said: “Scotland is internationally renowned for its breathtaking scenery and unspoilt landscapes. These three properties each offer exceptional views, a sense of connection to the natural environment and the opportunity to enjoy a wide range of outdoor activities and watersports. Waterside living is one of the key aspirations for so many people from all over the world and these properties each offer a superb rural lifestyle in unsurpassed coastal settings.”

West House & Florrie’s, are two charming, semi-detached cottages in Stein conservation village, on the shores of Loch Bay, a sea loch on the Waternish peninsula, in the north-west of Skye.  The small village of Stein not only has an award winning pub, ‘The Stein Inn’ but also the Michelin-starred, ‘Lochbay Restaurant’, both an easy stroll from the property. There is a small jetty in Stein where shellfish are brought ashore and from which a popular boat trip departs.

The cottages have been sensitively modernised and are very well appointed, each with an attractive open-plan sitting room / dining kitchen. West House has two en suite bedrooms while Florrie’s has one en suite bedroom. The grounds extend to approximately 0.2 acres. There is a secluded garden to the rear of the cottages, laid to grass, interspersed with trees and underplanted with spring bulbs. At the front of the cottages is a lawn with steps leading down to the shore. Both properties are currently successful holiday lets with high occupancy levels and many repeat bookings.

Carnalean is a comfortable modern house situated in the charming coastal hamlet of Inveralligin in Wester Ross. The property is in a spectacular setting, positioned above the shore of Loch Torridon and the village pier and with unsurpassed south-westerly views across the water to the mountains of the Applecross peninsula.

The property has three bedrooms, open-plan dining kitchen with sitting room, utility room, large landing on the first floor which could be used as a home office and two shower rooms plus a further bathroom with jacuzzi bath. There is a gravel garden with sitting areas to the front and side of the house, while to the rear naturally regenerating ground rises to the boundary of the property. Carnalean has access to the village pier and loch moorings are available, offering the purchaser the opportunity for boating and fishing on the loch.

Carraig, set on the most westerly point of the Ardnamurchan peninsula, combines residential, agricultural and diversified enterprises, extending to about 208 acres and with a caravan park, four bedroom house and functioning sea pier. The estate boundary follows the stunning, unspoilt coastline of rocky outcrops and sandy beaches, recognised for its high ecological significance with designations including marine protected areas and special areas of conservation for harbour porpoise.

Carraig House is in a beautiful coastal setting with stunning island views. Built in 1975 and extended in 2013, the property has accommodation including: sitting room, dining kitchen, utility room, three double bedrooms, one single bedroom, family bathroom, shower room, WC and study.

There is a good range of useful outbuildings and the pier, originally built to transport stone to the lighthouse, extends to about 72 metres and is built of stone and concrete.

The land is a mixture of rough heather ground, permanent pasture and beach with rocky coastline.

Currently used for grazing cattle, sheep and deer, the fully deer-fenced land stretches includes some fenced enclosures with natural water sources for livestock. The land may be suitable for mixed woodland planting, while the carbon-rich soils with some areas of deep peat are potentially of high conservation value and may offer restoration potential.

The static caravan park extends to about 23 acres, bordering the coastline, with 21 privately owned caravans, each charged £1,100 per annum for their space.

There is the potential to develop a residential plot on part of the land on the south side of the unnamed public road that leads to the lighthouse. Access has been established but no planning permissions exist at present.
