Despite the nationwide slowdown in the residential market through last Autumn, Northumberland recorded a consistently high level of housing supply throughout 2025, particularly in the £500,000 to £750,000 bracket. Stock levels were higher than in previous years and buyer demand remained resilient.
Sam Gibson, who leads residential sales for Galbraith in the north of England, said: “There was a pause in the market while people waited for clarity around the Budget, but that uncertainty has now largely lifted. Buyers are still very much there and we’re seeing confidence return as we move into the Spring.
“Well presented houses with strong architectural features are attracting excellent levels of interest, and we’re delighted to be preparing a number of exciting properties coming to the market in the spring.
“One of the most notable trends has been the strong performance of properties in walk-in condition. In contrast to previous years, buyers are placing greater emphasis on energy efficiency, ease of occupation and minimising immediate expenditure, reflecting wider cost-of-living pressures alongside the rising cost of labour and building materials.
“As a result, well presented, uncomplicated homes are selling especially well. Georgian façade properties, valued for their symmetry and classic proportions, are proving particularly popular. There’s also strong demand for homes offering walled gardens, privacy and a modest amount of land.”
“Early indicators for 2026 are encouraging and the firm expects 2026 to develop into a stable and healthy marketplace, supported by interest rates moving in a favourable direction.
