Reflecting the underlying strength of the market, Galbraith recorded a 5% increase in residential sales across the region in 2025 compared with 2024.

As the market looks ahead to 2026, early signs suggest a very positive year ahead, supported by sustained interest from UK and international buyers.

Phiddy Robertson, who leads residential sales in the Inverness and Highland region, said: “Mainstream property values have largely held firm, with offers remaining above the listing price.

“A more cautious approach from buyers, combined with lengthier and more complex lending processes, has extended transaction times, which reflects the number of parties now involved in a typical sale chain.

“Demand remains strongest for high-quality homes in Inverness and surrounding areas, with the Black Isle continuing to perform particularly well. Coastal properties also remain popular, while locations previously considered too remote are increasingly attracting interest. Improved awareness of the north of Scotland, supported by television exposure and the ongoing popularity of the North Coast 500, has helped position the region as highly desirable and accessible.

“The buyer profile continues to be led by purchasers from the UK, alongside a growing number of international enquiries and transactions. Scotland is widely viewed as a stable and safe property market offering good value for money, particularly during uncertain economic times. Lifestyle considerations, cultural identity and quality of life continue to play a significant role for UK and international buyers.

“With the Highlands’ growing profile and high quality of life, we have confidence that the market will continue to move forward steadily, and we have a number of exciting properties coming to the market in Spring.”
