Mosside Wood is situated one mile from Dalry and 28 miles from Glasgow, while Laighmuir Woodland is about two miles from Fenwick, and 18 miles from Glasgow.
Both forests are expected to be at harvesting stage in 5-10 years, offering significant opportunity from the sale of the timber.
Vivien Wright of Galbraith, who is handling the sale of both forests, said: “This is a great opportunity to secure one or both of these mature woodlands, with excellent access to timber markets and each situated in a convenient location for timber extraction.
“Each of the woodlands was planted in 2005, with a mix of Sitka Spruce and broadleaved species. The timber crop at both properties is high quality, offering the purchaser the potential for an excellent return on their investment at time of harvesting.”
Extending to 20.75 Ha (51.27 acres), Mosside Wood was planted in 2005. The forest features a productive conifer crop predominantly composed of Sitka Spruce, with Larch, mixed broadleaves and open ground. The woodland is well stocked, comprising Sitka Spruce from seed-based improved stock, specifically chosen for stem straightness, superior volume per tree and increased wood density.
Laighmuir Woodland extends to about 19.74 Ha (48.78 acres). The woodland was established in 2005 and comprises mostly Sitka Spruce with small areas of Scots Pine, mixed broadleaves and open ground suitable for replanting. The plantation can be accessed directly off the A719 which is an ‘Agreed Timber Haulage Route’ providing an ideal route to timber markets.
Galbraith reports that existing forests and land for woodland establishment continue to provide an excellent investment opportunity in Scotland, providing multiple benefits.
Timber sales are exempt from income tax, and the increase in the value of growing trees is excluded from Capital Gains Tax, although CGT is applied to the value of the land itself. Forestry assets also benefit from a £1,000,000 exemption from inheritance tax, under the Business Property Reliefs category, with value above that threshold subject to relief of 50 per cent.
