The farm has spectacular views both north over the Dornoch Firth to the mountains of Sutherland and south over the Moray Firth to the Moray Coast.
The farm extends to about 162 ha / 402 acres and is divided between 17 principal enclosures, the vast majority of which are suitable for arable cropping. According to the Hutton Institute, the land comprises a mix of grades 3(1) and 3(2) and has a south-easterly aspect. An area of foreshore and rough grazing offers a dramatic backdrop and significant amenity value.
In recent years, the farm has grown high yields of spring barley, with grass and potatoes on rotation. The fields appear well enclosed with stone dykes and post and wire fencing and are in good heart, with many served by water troughs. A private farm track provides good access and this is also used by the owners of two houses (Rockfield Farmhouse and Little Tarrel Castle) as well as four semi-detached cottages, located adjacent to the steading complex.

Sitting at the centre of the farm is a very useful traditional stone built farm steading which has been re-roofed using box profile steel sheeting in recent years. The steading is occupied by several local tradespeople including a firewood operator, based on a series of informal agreements. Adjacent to the steading is a superb general purpose shed, constructed using a steel portal frame, part concrete walling and box profile side cladding and roof. The shed is used as a grain store as well as a useful store for straw, fertiliser and machinery.
Rod Christie, a partner with Galbraith, said: “It is very exciting to launch Rockfield Farm to the open market. It represents a rare opportunity to acquire some of Easter Ross’s best and most productive farmland. The farm includes high quality, fertile arable ground as well as rough grazings on the hugely atmospheric and visually striking shore front of the Moray Firth. There is also an excellent quality general purpose building and a substantial traditional steading which, together with the land, ensure the farm is a viable, standalone working unit that will appeal to farmers from across the country.”
