In particular, the small holdings market in Ayrshire – property with land up to 50 acres in size – has been in good demand with the average percentage achieved over the asking price being 16.6 percent during the first quarter of the year (Q1 2025 January – March), four times higher than the previous sales quarter figures.
Latest findings from Galbraith show that the team in Ayrshire handled 202 property viewings throughout Q1 2025 and handled 33 percent more sales compared to the same quarter in 2024.
Natalie Fotheringham, head of residential sales for Galbraith in Ayr, said:
“We have been extremely busy preparing a heightened number of properties for the market, spurred on by the fantastic sunny weather we experienced throughout May, and we are witnessing signs of a strong market ahead.
“The small holdings market has been notably active with many selling well at a competitive closing date. Demand does remain strong, and continues to outstrip supply, for properties with a sizable portion of land, be it for extra privacy, growing your own produce, equestrian lovers with space for stables, or many who run a rural business from home and require land to do so.
“Ayrshire is an attractive place to live and competition in the area remains high given the value for money and size of property available in the area. Many young families have been relocating to Ayrshire from Glasgow and the south who have reevaluated their work-life balance and are seeking picturesque semi-rural living whilst still being within an easy commute for hybrid working arrangements and extended family. Areas in Ayrshire proving popular have included West Kilbride, Galston, Maybole and Mauchline.”
