SITUATIONClashwhannon Cottage sits adjacent to Drummore Bay on the edge of Luce Bay, and just a short walk from the property you can look out on to Drummore Harbour and watch boats sailing in to and from the harbour on a daily basis. Access to the cottage is through Clashwhannon Holiday Park car park, a private lane continues to Clashwhannon Cottage, situated on the left.Drummore is the southernmost village in Scotland, has a Primary School, Church, shop and post office, doctors’ surgery, fire station, coast-guard station, hotel and restaurants and a bowling green. Drummore has a real sense of community, a number of residents make and sell their craft work at arranged events in the village and at the Mull of Galloway, and volunteers work together both within the fire brigade and coastguard to protect members of the community. The Mull of Galloway Lighthouse, on Scotland’s most southerly point, is 5.3 miles south of Drummore, has open days for viewing the exhibition, and in addition there is an RSPB nature reserve and Gallie Craig restaurant and gift shop nestled at the top of the cliffs. Logan Botanic Gardens, Scotland’s most exotic gardens and award winning bistro is approximately 6.2 miles from Clashwhannon Cottage A variety of tropical plants flourish here in the warmer climate, a result of the Gulf Stream flowing through the region. Terally Equestrian Centre is on the outskirts of Drummore and within easy reach of the property. Stranraer is the nearest town providing a wider range of shops, supermarkets, offices, a leisure centre, primary schools and secondary school, plus Dumfries & Galloway College. Trains to Ayr and Glasgow are available from Stranraer Station (trains are not currently running due to a problem with the line at Ayr Station, busses have replaced the train service on a temporary basis) and ferries to Northern Ireland sail from nearby Cairnryan. Trains also run from the regional centre of Dumfries 80 miles to the east. Domestic and international flights are available at Prestwick Airport, 74 miles north, and Glasgow and Edinburgh Airports, 106 and 146 miles respectively. Motorway links and trains are available at Lockerbie, 93 miles east, and Kilmarnock, 83 miles north.DESCRIPTIONClashwhannon Cottage offers a unique opportunity to completely refurbish or rebuild a cottage by the sea on a sizeable plot which extends to 0.6 of an acre. Clashwhannon Cottage was a much loved holiday home, but due to a flood, following a storm approximately 10 years ago, the property is now in need of entire renovation. There has been no flooding issue since the storm please refer to SEPA Map link below. At this point 10 years ago, Clashwhannon Cottage was in the process of being renovated at the time, a new roof had been added and fixtures and fittings were being replaced. As it stands now the building is wind and watertight and it sits within beautiful garden grounds in a very private and sheltered spot. The sun porch captures the early morning rays and as the day goes on the afternoon and evenings are best enjoyed in the garden or in the garden room at the back of the property. The kitchen overlooks the front lawn and enjoys sea views and double doors open from the sitting room to the garden room and a second set of double doors opens from the garden room to the garden. Clashwhannon Cottage has/had oil fired central heating and the boiler is housed in the outbuilding adjacent to the kitchen. Mains water supply to the cottage is invoiced by the caravan site.Payment is by informal arrangement with the site owner in a sum equal to what the water rate would have been had the cottage been connected to the public main. This arrangement has been in place for over 20 years.Any renovations or rebuild plans are entirely conditional upon the relevant consents being obtained by the new owner.Any renovations or rebuild plans are entirely conditional upon the relevant consents being obtained by the new owner. The current owners have a Swift Loire 2016/17 - 28x 10’2 caravan, sited in the front garden, which is available by separate negotiation.
