This instruction was an excellent example of dilapidations coordinated with asset management. The building had retail on two floors with upper floors largely disused or stock and staff areas and in very poor condition. When the lease expired the landlord entered litigation to recover their loss, whilst a new tenant was in place.

- Compliance in part and emergency works monitored 2014-2016.
- Further interim dilapidations served 2016.
- Terminal dilapidations served 2018 & enforcement followed.
