Coming out on top was a property in walk-in condition with 82 per cent of those surveyed rating it the most desirable feature. In at second and attracting 80 per cent of the votes was a large dining kitchen, reflective of modern living. Off-street parking was not far behind in third position with 76 per cent of house hunters rating it high on their wish list. 

 

Properties offering additional space to set up an office for home working not surprisingly rated high (72 per cent) and came in in fourth position. Completing the top five most wanted features (69 per cent) amongst house hunters in Edinburgh was property location being within a good school catchment area.

 

Alexander Scott, head of residential sale for Galbraith in Edinburgh, said: “It’s been a very interesting exercise to find out what’s currently at the top of buyer’s wish lists as this can change considerably in Edinburgh from year to year. House hunters are now increasingly looking for properties in walk-in condition in the Edinburgh area as many have been put off renovation projects due to material supply issues and the demands on tradesmen, which was particularly felt when many homeowners undertook projects during the pandemic.

 

“Large dining or open plan kitchen living rooms has been a desired feature for many years and properties offering this continue to attract a lot of interest. There has certainly been a greater demand over the past couple of years for properties offering additional space for a home office as buyers reassess their work life balance.”

 

Having a private garden (65 per cent), good transport links and or bus routes (62 per cent) and property location in a nice peaceful area (58 per cent) were also important factors in many house hunters’ decisions coming in at sixth, seventh and eighth positions respectively.

 

A room with a view made ninth position with 53 per cent per cent of votes, and completing the top ten most desired property features with 47 per cent was proximity to local parks and recreational facilities for families.
