Data from OnTheMarket shows that Scotland leads the way in terms of the proportion of homes being sold subject to concluded missives within 30 days, at 63 per cent, followed by North East England at 49 per cent.

Similarly, statistics from Rightmove reveal that nine out of the ten  fastest-selling areas are in Scotland.

David Corrie, head of residential for Galbraith says: “We are entering a key period for new listings and the early Easter will help boost buyer interest in starting their property search. Scotland is currently returning to normality with a good balance of supply and demand in the market and, as long as the seller has realistic expectations in terms of pricing, there is every opportunity of a good sale within the peak Spring/Summer selling period.”

Sam Gibson, partner and head of agency for Galbraith in the North of England said: “The supply of homes coming to the market this month in this region is 44 per cent up on the same period last year, while the number of sales within 30 days is also up, by 22 per cent. These are all signs of a very healthy market.

“There are a significant number of active buyers on our books who are still looking for the right property for their needs. Supply has been limited in recent months but this is now significantly improving. The number of sales being agreed each week is very close to the number of properties coming to the market, which makes this an ideal time to consider listing your home.”
