CKD Galbraith's Building Surveying team were involved in a range of instructions at 7 West Nile Street in Glasgow from 2009 to 2013 on behalf of client CBRE Global Investors.

The prominent granite and glazed building is arranged over ground and five upper floors including basement car park. The ground floor is let to Italian Restaurant Carluccio's while the first, fourth and fifth floors are available for office accommodation.

Situated within Glasgow's Central Business District between Gordon Street and St Vincent Street, it is less than a minute's walk from Glasgow's prime retail pitch, Buchanan Street.

Reception refurbishment

Project: Reconfiguration and refurbishment of existing reception

CKD Galbraith initiated and project managed the reconfiguration and refurbishment of the existing reception. This project achieved a high level of finishes to suit the demands of a competitive office market whilst working within a tight service-charge budget.

Dilapidations on the ground and first floor

CKD Galbraith was appointed by the landlord to issue a terminal schedule of dilapidations on the outgoing tenant and negotiate an appropriate settlement. We achieved a good cash settlement, which was reinvested to provide refurbished floors that would attract new tenants in a competitive market.

Replacement of two passenger lifts

CKD Galbraith was appointed to act as Contract Administrator and Project Manager on the replacement of both passenger lifts. The project was tendered and managed in a phased approach so that the tenants always had the use of one passenger lift. We also liaised closely with tenants to manage timeframes for noisy works and keep them informed of progress.

Preparation of the ground floor retail unit and monitoring the Carluccios fit-out

Project: Stripping out and splitting the ground floor retail unit and moitoring the tenant's fit out

Date: 2011

CKD Galbraith was appointed to act as contract administrator and project manager on a project to strip out the ground floor retail unit and split all services. The project was tendered, a Building Warrant was obtained and the works were carried out to the satisfaction of the incoming tenant. We then monitored the tenant's fit-out to protect the landlord's asset and compiled all the relevant information in order that the works were accurately recorded within a license for works.

 Refurbishment of the first floor and common M & E equipment

Project: CAT A refurbishment of the first floor and associated toilets

Date: March 2012

CKD Galbraith was appointed to act as contract administrator and project manager on a project to fully refurbish the first floor office space and toilets. The works also involved the replacement of central maintenance and electrical plantthat was beyond economical repair. The works were undertaken whilst the building was occupied, which involved a significant amount of coordination of the tenants and the contractor.

CKD Galbraith was appointed by the landlord to issue a terminal schedule of dilapidations on the outgoing tenant and negotiate an appropriate settlement. We formed part of a team to negotiate a cash settlement encompassing the outstanding dilapidations, rent and service charge.

Refurbishment of the fourth and fifth floor and re-surfacing of the flat roofs

CKD Galbraith was appointed to act as contract administrator and project manager on a project to fully refurbish the fourth and fifth floor office space and toilets. The works also involved the re-surfacing and reconfiguration of the roof in order to remove redundant plant and ensure that it remained wind and watertight. The works involved close communication with the letting agents to ensure that the specification was in line with market demands and expected returns.

CKD Galbraith was appointed to prepare a pre-planned maintenance schedule of all common parts and services. The schedule was prepared with input from the managing agents and mechanical and electrical consultants in order that future works could be budgeted and spread over a reasonable period of time. Works have been implemented over the last three service charge years and will continue in line with the schedule. We update and review the schedule annually in order that it remains accurate.
