SITUATIONThe Woodland and Land at Gordon Moss is situated in a private position in an area of open farmland approximately 1 mile to the south west of the village of Gordon and approximately 9 miles north west of the town of Kelso. The woodland is easily accessible from the A6105 public road which connects to the A68 to the west providing good access to Edinburgh and the south. The nearby towns of Lauder and Earlston provide a good variety of independent shops, restaurants, hotels, and other professional services. The Borders Rail link with Edinburgh at Tweedbank is 12 miles distant.DESCRIPTIONThe Woodland and Land at Gordon Moss presents a unique opportunity to acquire an attractive area of amenity woodland, forming a mix of broadleaved trees and with areas of open ground, located in an accessible and scenic area of the Scottish Borders. The subjects extend to approximately 21.45 Ha (53.0 Acres) in total and are predominately made up of birch woodland growing on an area of peatland. The area is a haven for wildlife and flora, and is an excellent place to study Sphagnum mosses, butterflies, reed buntings and brown hares, along with orchids and other wild flowers. The woodland forms part of the Gordon Moss Site of Special Scientific Interest (SSSI), and has also been designated as a Wildlife Reserve which is managed by the Scottish Wildlife Trust. The woodland is bound to the north, east and west by adjacent areas of farmland, with access taken directly off the A6105 which lies to the north east.
