SITUATION Rubha Darach lies in a highly scenic rural setting with spectacular views over the Kilbrannan Sound, close to the small and popular village of Carradale on the Kintyre peninsula’s scenic east coast. The village of Carradale, just over 1 mile away, offers a local shop, post office, primary school, dispensing GP surgery, hairdresser, hotels, guest houses, tea-rooms and a 9 hole golf course. Campbeltown provides a good range of retail outlets, along with an historic cinema, swimming pool, numerous bars and restaurants, and a library. There is a community hospital in Campbeltown, and the airport close to Machrihanish offers regular flights to Glasgow. Nearby Torrisdale Estate offers a gin distillery, café and local walks. To the north, the smaller town of Tarbert has a range of excellent restaurants and bars. There is a regular bus service from Carradale to Campbeltown, which connects with a five times a day bus service to Glasgow. Argyll is a county offering a wide range of recreational pursuits. There are a number of walks throughout the area, and the Kintyre Way, which runs the length of the peninsula, passes close to the house. For the golfer, in addition to the course at Carradale, there is a popular 18-hole course at Dunaverty, Southend, whilst the championship course at Machrihanish, and the new Machrihanish Dunes, are a short drive from Campbeltown. Kintyre enjoys a mild climate being on the Gulf Stream, with the beautiful beaches of Carradale, Torrisdale and Saddell close by, and the famous surfing beach at Westport nearer Campbeltown. The ‘Kintyre Express’, a small passenger ferry, offers trips to Ballycastle, Northern Ireland, and the summer car ferry service from Ardrossan to Campbeltown, run by Caledonian MacBrayne, offers a link to the Ayrshire coast. The islands of Davaar, Gigha, Islay and Arran are also within easy reach from Kintyre.DESCRIPTION Rubha Darach is a beautifully presented detached country home sitting in its own extensive garden grounds with panoramic views of the coast and surrounding countryside. The south facing aspect enables the property to bathe in sunshine from sunrise to sunset with all bedrooms and main rooms having sea views. Although traditional in construction, the house was only built in 2005, and thereafter extended in 2013, and offers spacious and luxurious family accommodation in a much sought after area of Argyll. Making the most of its elevated coastal position, the house has extensive double glazed doors and windows, particularly to the front, with access to wrap around composite decking. The house has under floor central heating throughout, and is single storey, making it efficient to heat in the winter. When built and latterly extended, the property has been finished to a high quality including tiled floors, Spanish timber internal doors, ornate coving and feature light fittings. The property is approached via a private farm track from the public road, to a gravelled courtyard area at the rear of the house. There are two entrances to the house, a more formal one to the inner hallway, or an alternative through to the utility and boot room, both via an accessible composite decking, ramp and walkway. The two main public rooms are located to the front of the house and have an interlinked feature stained-glass wall panel. The dining kitchen has sliding patio doors to the front deck and garden, and includes a fully fitted kitchen and island with granite worktops and quality units. The kitchen includes an integrated NEFF double oven and ceramic hob, including extractor hood. A Samsung freestanding fridge freezer is included in the sale, and there is plumbing for a dishwasher under a counter. There is a large space for table and chairs which offers dining flexibility. The living room is located adjacent to the kitchen, and also includes ample space for a dining table and chairs. To the southern end of the room is a feature semi-circular glazed area, allowing day-round sunshine and glorious views. A glazed door to the rear deck allows further access to the garden. The living room features ornate coving and ceiling roses, and also has a recessed Barbas log burning stove set under a bespoke oak mantle and surround and with a granite hearth. Off the kitchen is the master bedroom. Once again, sliding glazed doors lead to the deck area and the room enjoys fine views, mainly to the south over Torrisdale bay and hills. The rear wall is lined with extensive fitted mirrored wardrobes and shelving, offering more than ample storage. The large, luxury ensuite bathroom comprises a Villeroy and Boch WC and wash hand basin; a large walk-in Kudos shower cubicle alongside a bidet and feature free-standing bath. A linen cupboard provides further storage space. Also accessed off the kitchen is a large utility room which includes a separate WC and wash hand basin. The utility room includes the oil boiler, underfloor heating controls are located in a cupboard and there is space for a washing machine and tumble dryer. A hatch in the ceiling with extendable loft ladder provides access to the attic space. The fully floored and extremely well insulated loft space covers the majority of the house and while limited in height provides excellent storage space. A door from the utility room leads to the decking area and the courtyard to the rear. The guest wing of the house is accessed from the hallway into a secondary kitchen and living area. Prior to the house being extended, this room comprised a bedroom and shower room and with the relevant plumbing still in-situ beneath the floor, it could be easily converted into an ensuite bedroom, subject to obtaining the necessary consents. A sliding glazed door offers access to the rear decking area, and a row of kitchen floor and wall units are located on one wall, including an integrated fridge and sink. ACCOMMODATIONUtility Room, WC, Dining Kitchen, 3 Bedrooms including Master Bedroom with Ensuite Bathroom, Living Room with Dining Area, Secondary Kitchen and Living Area and Shower Room. The layout is presented in more detail in the floorplans contained within the particulars.GROUNDS AND BUILDINGSRubha Darach sits within its own well tended and extensive garden grounds which extend in total to approximately 0.68 Ha (1.69 Acres) or thereby. To the front of the house is a large area of lawn (currently maintained by a robotic mower), which leads down to the shore, and is bounded to the north by a drystone wall. A walkway leads from the raised area down to the lower level, and here there are a variety of fruit trees, two ponds which are frequented by the local otter, and a small shed ideal for storing canoes and other associated equipment. A strip of land immediately between the shore and the house boundary was retained by the previous owner for moving livestock, and this is also utilised by walkers on the Kintyre Way. The gate from the garden allows access to a small inlet which can be used to launch a canoe or wild swim from. A small stream flows along the southern most boundary with a further path with fruit bushes leading to the rear of the house. To the rear is a gravelled courtyard with log store and double skin 2000 litre oil tank. A lean-to shed adjoins the house to the north and offers a useful space as a workshop. On the southern side of the house is a parking area with external electrical connection, raised vegetable beds and a pathway which leads down to the lower garden ground. There are three outside water taps.
