SITUATION
The Land at Shielwalls is located to the west of the town of Denny, just to the north of the small settlement of Carron Bridge. The subjects are situated some 8 miles south west of Stirling and approximately 25 miles from Glasgow. The property is accessed via a field gate which leads off the minor public road linking Junction 9 of the M9 to the north and the B818 which leads through the Carron Valley located to the south of the subjects. DESCRIPTION
The Land at Shielwalls comprises a mix of pasture and grazing land. The land has historically been used for sheep and cattle grazing and is currently let on Short Limited Duration Tenancy to a local farmer until 28th May 2022. The land is generally of southerly aspect rising from 220m above sea level adjacent to the public road to the east of the subjects to 349m above sea level at its highest point to the north west of the subjects. The land is principally classified by the James Hutton Institute as Grade 5.2 with a small area of Grade 5.1 on the southern boundary. The land is enclosed to the north by an area of commercial woodland and is split into two separate enclosures by an open water course which is owned by Scottish Water. The Sellers currently benefit from a right of vehicular access over the water course via a concrete bridge which provides access to the western enclosure.

POSSESSION AND ENTRY
Entry will be given on completion or such mutual time to be agreed by the seller and the purchaser(s). Vacant possession will be following the expiry of the existing Short Limited Duration Tenancy which is due to expire on 28th May 2022.

SPORTING RIGHTS
Insofar as these rights form part of the property title they are included with the sale.

TIMBER
All fallen and standing timber is included in the sale insofar as it is owned.

MINERALS
The mineral rights are included in the sale insofar as they are owned by the Seller.

THIRD PARTY RIGHTS AND SERVITUDES
The missives of sale will be subject to the purchaser(s) erecting a new stock proof fence along the route A to B on the sale plan within 3 months from completion date. The cost of the new fence will be borne in full by the purchaser(s).
