Arizona is an impressive 3/4 bedroom villa enjoying a lovely elevated position in the delightful conservation village of Toberonochy on the popular Island of Luing. The property is set back from the small road which crosses the island and is surrounded by a most attractive and extensive mature garden. Arizona benefits from a more sheltered position and is a short walk from the shore and pretty harbour.
The Island of Luing, one of a cluster of former slate isles, is located a short distance from the mainland which is reached via a regular car ferry service across Cuan Sound. The island benefits from a licensed shop and post office, two village halls, a heritage centre with café and church. Luing also offers a choice of walks, mountain biking and water sports, including sailing, kayaking and fishing. The island is also known for its varied wildlife with buzzards, deer, hares, wild goats and otters. Dolphins are also seen regularly off the coast. Further services including a primary school, medical practice and 9-hole golf course are situated a short drive away on the mainland.
The coastal town of Oban is also within easy reach and offers an extensive range of retail outlets, cafés, restaurants and popular leisure centre. From the town’s train station regular services operate to Glasgow and from the harbour are daily sailings to the Inner and Outer Isles. To the north at Connel, the small airport operates flights to the Western Isles.
Arizona is a deceptively spacious 1.5 storey property with generously proportioned rooms and scope to extend. The property is ideal as a permanent home but equally suited for holiday use. Arizona has been fully refurbished and newly decorated and is offered in walk-in condition. New carpet has also been laid. As well as a good size sitting room, there is also a further reception room suitable for use as a bedroom. Also on the ground floor is a shower room, dining kitchen and porch. On the first floor are two further bedrooms and a small box room suitable for use as a study. Also from the first floor it is possible to enjoy the lovely views across the village to the harbour and sea.
The larger than average garden extends around the house and provides a superb area to relax and enjoy the delightful surroundings. The ground is laid mainly to lawn, there are also a number of mature trees and plants. The boundary is marked by a mix of hedgerow and dry stone walls. A gate opening at the top corner of the garden opens on to an old footpath which leads to the former quarry. There are no known rights of way over the garden. Within the grounds is a stone store divided into two and in need of repair. There is also a large, wooden garage with power and electric and small adjoining shed. The garage is accessed from the track that leads up from the main road. The track is accessed via a metal gate. To the side of the house is parking for several cars.
