The land is located to the west of Loanhead and Straiton and extends to approximately 105.40 acres (42.66 hectares) in total. Approximately 56.85 acres of land to the south of Old Pentland Road is currently let under smallholders legislation and is in agricultural use but may have future medium-long term development potential subject to obtaining the requisite consents. Further details on the tenancy are available on request from the selling agents.
The land to the north of Old Pentland Road extends to approximately 48.55 acres (19.65 hectares) and benefits from prominent road frontage onto Straiton Road, it is anticipated that any future access to the site would be off Old Pentland Road. The land is currently vacant and comprises an area of rough ground and is zoned for mixed use development. It should be noted that some of the land has historically been used for landfill purposes with the eastern section of the land understood to have been outwith the historic landfill area. Interested parties are advised to make their own enquiries into the ground conditions.
The land also includes Jacaranda Cottage on Old Pentland Road which has been vacant since 2009 and is now in need of substantial repair. The subjects also include Old Pentland Graveyard which is maintained on a voluntary basis by Damhead & District Community Council with some maintenance assistance from Midlothian Council. There are also further parcels of agricultural land on the western edge of the landholding that are not subject to a tenancy.
There is an area of land on the eastern boundary of the smallholding land, currently subject to two short-term non-agricultural tenancies, which may have future development potential for residential or countryside business use subject to obtaining the requisite consents, and benefits from excellent views towards the Pentland Hills.
The majority of the land to the north of Old Pentland Road is located within the Loanhead/Straiton Settlement Area allocated in the Midlothian Local Development Plan 2017 under ref: Ec3 West Straiton for a mixed-use development to form a ‘Midlothian Gateway’. The site must be masterplanned, establishing the development layout, access arrangements, mix of uses and landscaping/ open space. Acceptable uses could include retail, hotel, office, commercial leisure, and housing and Mx1.
Part of the Smallholding land is located outwith the Loanhead/Straiton Settlement Boundary but is allocated in the MLDP for Mixed Use under ref: Mx1 and in particular identified as a site for the proposed Pentland Film Studios which has not materialised. Accordingly, the planning status remains as green belt/countryside.
Other proposed development in the area includes the construction of an 8,000 seat entertainment venue planned on the former Old Pentland Bing adjacent to the subjects and within the wider planning allocation.
In addition there are plans for a relief road to be routed along the western edge of the allocated land. The proposed route is not yet finalised, but early indications show that it may be routed through part of the smallholding land near the eastern boundary of Cameron Wood.
