The site is located in the village of Torwood a short distance to the north of the town of Larbert.

Torwood is a popular settlement in the Falkirk Council area, with good quality housing and amenities nearby. Larbert a short distance to the south has a thriving town centre and a railway station with regular services to Glasgow and
Edinburgh in around 30 and 40 minutes respectively. Larbert also has a wide range of amenities including primary schooling, medical services, professional services, a bank and local and national retailers. Torwood and the surrounding area is popular with people looking to live and commute to Glasgow and Edinburgh whilst benefitting from all the activities and amenities this part of country has to offer including golf at the nearby Glenbervie Golf Course.

The site lies to the east of Glen Road in the village
of Torwood which lies a short distance to the north
of the town of Larbert and extends to approximately
4.24 acres. The site is bounded by residential properties to the south and an area of woodland to
the north.

The site is generally level with a gentle slope downhill from west to east and benefits from excellent access to the national road network with the M876, M9 and M90 motorways located nearby and a mainline rail station located in Larbert with regular services to Edinburgh and Glasgow.

Planning
The site is zoned in the Falkirk Council Local Development Plan for residential development under ref: H57. There is no reference to indicative capacity, however, we would estimate that there may be capacity for up to 20 houses, subject to
obtaining the necessary consents. There may be scope to increase the density on site, however, interested parties should be aware that the Falkirk Council Affordable Housing Policy and note that new housing developments of 20 units and over will be required to provide 25% on site affordable housing provision.
