The land at No. 8 Killeonan is located about 2.75 miles to the south west of Campbeltown, on the Kintyre Peninsula. The land is situated in 4 separate blocks and is accessed via private roads which lead from the B842 public road.
Kintyre enjoys a mild climate being on the Gulf Stream, with the beautiful Dunaverty Beach at Southend and the famous surfing beach at Westport also close by. The ‘Kintyre Express’, a small passenger ferry, has daily trips to Ballycastle, Northern Ireland, and the summer car ferry service from Ardrossan to Campbeltown, run by Caledonian MacBrayne, offers an excellent link to the Ayrshire coast. The islands of Davaar, Gigha, Islay and Arran are also within easy reach from Kintyre.
The agricultural nature of the area ensures it is well provided for by agricultural merchants and contractors and machinery dealerships, and there are regular haulage routes to the livestock markets in, Stirling, Oban and Dalmally.
The Land at No. 8 Killeonan comprises a block of farmland split into four separate parcels. The principal block being located immediately to the east of holding, with a further two enclosures being located to the north east of the property with an additional outlying block of land located to the west of the subjects on the opposite side of the B842 adjacent to the Chiskan Water.
The Land at No. 8 Killeonan extends to approximately 29.35 Ha (72.52 Acres) and has been classified as mainly Grade 3.2 and Grade 4.1 with a small area of Grade 5.3 by The James Hutton Institute. The land rises overall from 15m above sea level at its lowest point adjacent to the to Chiskan Water to 120m above sea level at its highest point to the north west of the land holdings. THIRD PARTY RIGHTS AND SERVITUDES
The missives of sale for Lot 1 will be subject to the buyer(s) granting a right of unrestrictive vehicle access in favour of the sellers over the access road between points D to E on sale plan. Please note the area of hard standing to south east of Lot 1 is specifically excluded from the subjects of sale.
BASIC PAYMENT SCHEME (BPS) 2020
Basic Payment Entitlements were established on 15th May 2015. The Basic Payment Entitlements will be available for sale by separate negotiation. Further details of the Basic Payment Entitlement are available from the Selling Agent.
Any payments relating to the 2020 scheme year will be retained by the Seller. If applicable, the purchaser(s) will be responsible upon occupation of the subjects of sale to comply fully with the Statutory Management requirements to maintain the farmland in Good Agricultural and Environmental Condition (GAEC) as laid down under the Cross Compliance rules of the Basic Payment Scheme (BPS) 2020 for the remainder of the scheme year. To reach the Land at No.8 Killeonan, travel on the A83 towards Campbeltown. When you reach the town follow signs to the right for the B432/B843, stay on this road until you reach a collection of houses known as ‘Stewarton’ where you take a left hand turn onto the B432. The land is situated on both your left and right a mile down this road where there will be a steading and houses on the left known as ‘Killeonan’.
