CLOSING DATE - 12:00 NOON ON FRIDAY 18TH OCTOBER 2019

Situated at the south end of the island, 2, South Glendale is a delightful former croft commanding a superb positon overlooking the waters featured in the film Whisky Galore! where the SS Politician sunk in 1941 shedding its precious cargo. The area is renowned for its stunning scenery including long stretches of sandy beaches, dunes, machair and impressive causeways which link the smaller isles of the Outer Hebrides. The croft enjoys stunning, panoramic southerly views encompassing the islands of Eriskay and Barra, famous for operating the only beach runway in the world, from where regular flights connect the area to Glasgow. The larger Balivanich airport on Benbecula is 32 miles away and operates flights to Glasgow, Inverness & Stornoway. About 10 miles from the croft is the town of Lochboisdale with ferry services to Mallaig on the mainland and in the winter to the coastal town of Oban in Argyll. On Eriskay, a grocery shop meets the daily needs of locals and visitors with further amenities at Lochboisdale and on the north of the island. There is also a café, inn and hotel close by and for golfers the famous Askernish 18 hole golf course dating from 1891 and voted a top 100 links course. South Uist is also famous for its salmon and trout fishing said to be the finest in Europe. The location offers an excellent base from which to explore the Outer Isles with Barra, North Uist, Harris and Lewis all in reach by road and ferry with additional ferry links to Skye and Tiree.

2 South Glendale is situated within a traditional crofting township on a no through road but conveniently close to the main road network. The house and surrounding garden which has been decrofted, is being offered for sale with additional crofting land extending to about 7.8 acres. The property enjoys an elevated positon and far reaching views over the surrounding countryside. The crofting land, which adjoins the garden to the west with a further area across the road to the east, provides privacy and seclusion within the unspoilt landscape.

The former croft house, which dates from about 1880, is a generously proportioned 3 bedroom property which has been extended over the years to create a delightful family home. In addition to the south facing conservatory, is a sitting room with newly fitted French doors, dining room/snug with original fire place and wood burning stove, large dining kitchen and utility room. There is also a ground floor shower room and on the first floor 3 double bedrooms and bathroom.

A wind turbine installed by the owner and sited on croft land adjacent to the house, supplies the property’s electricity and benefits from revenue from the national grid.

A pretty garden surrounds the property on all sides with attractive grass paths leading between mature shrubs to more sheltered parts. By the house is a flatter area of ground providing a wonderful place to sit and enjoy the views. The area is punctuated by large stone boulders providing a delightful, natural feature. From the garden, gates gives access to some of the croft land and wind turbine. There is also the remains of a bothy. To the front and side of the house is parking for several cars. Access is via a track from the road which crosses a cattle grid and burn before continuing up towards the croft house. Within the garden is a shed (3.90m x 3.50m), although in need of repair or replacement and at the bottom of the access track, a metal container (6.0mx 2.45m) currently used to store garden equipment.

In addition to the croft land, the owner is entitled to grazing rights on Calvay Island as well as on 3,000 acres of communal grazing ground in the South Glendale area.
