LOT 3: DEVELOPMENT SITE ABOUT 1.13 HA (2.80 ACRES)

Description
The subjects comprise a level piece of ground extending to approximately 3.19 acres. The subjects occupy the site of a former traditional farm steading. Construction of the residential units has commenced on site with the laying of the foundation of 2 units. Perth and Kinross Council have confirmed the commencement of works, and accordingly, the planning consent for the 6 houses is deemed to be live in perpetuity.

The foundations were inspected by NHBC in January 2019 and we have been verbally advised that the foundations are considered to be sound and suitable for the completion of the construction works. However, further diligence may be required by interested parties. The timber kit for the first house has been purchased and is in storage nearby. The subjects are accessed via a private road, the maintenance of which is shared with the owners of Barnhill Farm, a short distance to the south. Agricultural land surrounds the site, with the plots benefitting from attractive views over the surrounding countryside.

Planning
Detailed planning permission has been granted by Perth and Kinross Council dated 11 December 2007 for the conversion of the existing steading to form 6 dwelling houses, ref: 07/02537/FUL. Works have commenced on site and the foundations for 2 units have been formed. The subject site also benefits from a Building Warrant, ref: 08/01602/ERECT.

It should be noted that a commuted sum of £60,000 for education contributions has been paid to Perth and Kinross Council. A copy of the decision notice is available on request from the sole Selling Agents.

DIRECTIONS
From the south take junction 6 on the M90 signposted for Kinross, turn left past the service station and continue straight on the A977 road through Crook of Devon and Powmill. Just after leaving Powmill, take the left turn at Gartwhinzean and follow this minor public road for about 1 mile. The entrance to Pitfar and Barnhill Farm will be found on the left hand side of the road.
