The land is well situated for access to the Edinburgh City Bypass (5 miles), Edinburgh city centre (10 miles) and Edinburgh Airport (12 miles) to the north. The A702 links with the M74 providing excellent access to the south.

DESCRIPTION
The subjects comprise a generally level area of land populated with trees and rough grass extending to approximately 1.00 acre. The land can be accessed from Mauricewood Road running to the north of the site.

It should be noted that all of the mineral rights under the land are owned by Penicuik Estate.
