The land is well situated for access to the motorway network approximately 2.5 miles to the west of the M73 and M8 intersection. The subjects are situated within close proximity to Garrowhill train station providing regular services to Glasgow Queen Street.

The subjects have previously benefitted from an outline planning consent for residential development, comprising a 60 bed carehome and 20 private flats, which was granted by Glasgow City Council on 2nd October 2007 under planning reference 07/01010/DC and has now lapsed.
