The Land at Montrave Home Farm is situated about 4 miles to the north west of the popular settlement of Lundin Links, a small village within the parish of Largo on the south coast of Fife overlooking the Firth of Forth.
The farmland is well located benefitting from easy access from the surrounding settlements via a network of main A-class roads providing swift access to the M90 to the west.
The nearby towns of Cupar and Kirkcaldy provide excellent communication with mainline railway stations and the area is served by a number of main road networks leading to the major cities of Scotland. Edinburgh is situated about 39 miles to the south west and Perth is about 30 miles to the north west and the farm is within half an hour of St Andrews to the north east.
From Edinburgh Airport there are regular shuttle flights to London and departures to various European countries. Dundee, 20 miles to the north, also has its own airport which serves London, Birmingham and Belfast. The area is home to an array of wildlife and for the outdoor enthusiast offers access to a wide range of recreational pursuits including walking, cycling, riding, golf with many highly regarded golf courses within easy reach including Lundin Links, Elie, Ladybank, and many fine courses in St Andrews where the Old Course plays regular host to The Open. Challenging shooting and fishing may be taken locally, in addition there is The Fife Hunt, the most northerly pack of fox hounds in the UK, with many opportunities for riding with pony clubs for the younger enthusiasts.
Traditionally this area of Fife is known for its fertile land capable of producing high yields of an extensive range of crops. The surrounding area is well supplied with agricultural merchants and machinery dealers and there is an excellent livestock market at Stirling Agricultural Centre which is just over an hours drive from the holding.
The Land at Montrave Home Farm extends in total to approximately 168.50 Ha (416.36 Acres) and is situated within a fertile area of south east Fife. The farmland has been classified as Grade 3.1 and Grade 3.2 by The James Hutton Institute and is capable of producing consistently high yields of a wide range of arable crops including peas, barley and wheat, as well as potatoes and other winter harvested vegetables. The remainder of the holding comprises several small areas of woodland which are located throughout the land providing shelter and amenity. The land rises from 118m above sea level on the southern boundary to approximately 214m above sea level at its highest point on the western boundary.
The land is relatively free draining allowing for both the establishment and harvest to be successfully completed at extreme ends of the season.
The fields are all well laid out and are of a generous size and can easily accommodate modern machinery and are readily accessible either directly from the main public road including the A916 which bisects the land linking Cupar to the north of the holding to Kennoway to the south west or via an excellent network of internal farm tracks. The current farming system has been centred on the on growing of quality malting barley, wheat for distilling, vining peas and potatoes. LOT 1 ABOUT 120.30 HA (297.26 ACRES) OF LAND
A productive block of arable land extending to 120.30 Ha (297.26 Acres) and situated to the north of the A916 public road and surrounding the settlement of Montrave. The land is split into a total of 21 enclosures and benefits from excellent access via a network of internal tracks. The land is of a varying aspect and rises from 143m at its lowest point due north of the holding to 214m above sea level at its highest point on the westerly boundary.
The land has been classified as a mixture of Grade 3.1 and 3.2 by The James Hutton Institute and is well suited to arable rotation.
The land includes an area of mixed amenity woodland extending to 25.78 Ha (63.70 Acres) in total which is split into a number of shelter belts with a larger block of amenity woodland known as Foggieleys Wood forming the eastern boundary of the subjects. As part of the overall woodland area, a new Forestry Grant Scheme has recently been entered into covering 11.67 ha (28.83 acres) and comprising all of field 3. The farmland is served by an irrigation pond and there is a former pump house of stone construction located within enclosures 20 and 21 respectively.
LOT 2 ABOUT 48.20 HA (119.10 ACRES) OF LAND
A productive block of arable land extending to 48.20 Ha (119.10 Acres) situated to the south of the A916 public road. The land is split into 9 enclosures and benefits from direct access onto the A916 or the minor public road which leads to Lundin Links and bounds the subjects to the east. The land is classified as a mixture of Grade 3.1 and 3.2 by The James Hutton Institute. The land is of a varying aspect rising from 114m at its lowest point to the south of the holding to 173m above sea level to the north west. There are several areas of amenity woodland extending to 3.67 Ha (9.07 Acres) in total which provide shelter and amenity to the arable land.
