The subjects are located two miles south east of the village of Bardowie and approximately 5 miles north of Glasgow and 2.5 miles north-west of the popular town of Bishopbriggs. Though close to Scotlands largest city and with strong rail and road links, Bishopbriggs has been able to retain a sense of its own identity and is a thriving community with a range of amenities including local and national retailers, medical and professional services and primary and secondary schooling.
Glasgow City Centre is approximately a 15 minute drive from the site, the distance is easily commutable for both leisure and business purposes, allowing the amenities of the largest city in Scotland to be utilised whilst living in the scenic countryside. Glasgow Airport can be reached in a 25 minute drive, offering both daily national and international flights.
The Central Belt and the rest of Scotland is within reach with the M8 and national motorway network accessible within a 15 minute drive. For those looking to enjoy the great outdoors, the Loch Lomond & The Trossachs National Park is easily accessible within a 30 minute drive.
The subjects comprise a generally flat site with open views over the surrounding countryside. The site extends to approximately 1.72 acres in total and comprises a traditional stone built farmhouse under a pitched slate roof. Immediately to the east of the farmhouse building there are three farm shed buildings alongside a grass area that also forms part of the development site. The site is accessed via a public road immediately to the south. The farmhouse was upgraded externally in 2012 with the following works carried out:
• Stripping and reslating of the roof, including installation of an under slate breather membrane.
• Timber repairs to the sarking board and rafter ends.
• Replacement of lead flashings with GRP flashings. • Replacement of rainwater goods.
• Decoration of the external harling.
• Window mastic repairs.
The site benefits from detailed planning consent for the renovation of existing Easter Balmuildy farmhouse, rebuilding and erection of structures within steading to form 7 dwellings, granted by Glasgow City Council 27th March 2017. Ref: 13/01727/DC.
Copies of the planning consent, associated plans and reports are available in the technical information pack.
