The property benefits from detailed planning consent for Change of use to public house including alterations and extension, granted by Aberdeenshire Council on 26th October 2016 (ref:APP/2016/2383). In light of the current condition of the property, the landlord proposes to carry out the following works prior to letting the property.

(a) Remove the timber two storey rear extension and make good the masonry of the walls;
(b) Replace the small single storey lean-to extension at the rear
