The Land at Bridgend lies approximately 1 mile to the west of the settlement of Tullibody at the foot of the Ochil Hills, approximately 4.5 miles to the east of the City of Stirling. The land lies just to the north of Midtown Business Park with the A907 which bounds the subjects to the north providing links to the M9 to the south and the M90 to the east. The land benefits from excellent access onto Alloa Road which connects Stirling to Alloa.
The area is within easy access of the larger populations of Glasgow, Edinburgh and Perth and is well catered for by established agricultural contractors and suppliers with the renowned Stirling Agricultural Centre being less than a 10 minutes drive to the west.
The Land at Bridgend extends to approximately 31.59 Ha (78.06 Acres) in all and is bound to the east by the River Devon with the former Kincardine railway line and the Midtown Business Park situated just the south of the land. The land is scheduled as being principally Grade 3.2 by the James Hutton Institute and is generally level in aspect situated between approximately 5-10m above sea level. The land is currently down to temporary grass and utilised for grazing and fodder production but has been historically cropped for cereals. The land is bound by the former Kincardine train line linking Stirling to Dunfermline and by the Midtown Business Park to the south. The land benefits from excellent links onto the M9 and M90 motorways providing easily access to Edinburgh, Glasgow and beyond.
Proposals have been designed with respect to a development of a railhead at the site of the Blackgrange Level Crossing to the south west of the land, the remainder of the land has been historically promoted for business and industrial use within the Clackmannanshire Local Development Plan (LDP).
