The majority of the farmland lies in a principal block with a small area of grazing ground separated by the River Earn. The land is currently split into 9 enclosures as shown on the farm boundary plan within these particulars and benefits from well maintained stock proof fences. The arable rotation used has ensured that all of the arable land has been cropped in the past with some of the enclosures adjacent to the riverbank being used in conjunction with the existing livestock enterprise on the farm.
The River Earn bounds Lot 1 along the northern perimeter and provides an excellent source of water for irrigation purposes. The land is accessed directly off the B934 public road connecting the A9 to Forteviot. Further access to the land to the north of the River Earn is via a farm track which leads through the adjoining property known as Wester Cairnie, as shown on the sale plan.
