Kilmaluag is a lovely refurbished cottage located to the east of the village of Glenbarr. The property provides deceptively spacious accommodation over a single storey, and includes a range of traditional outbuildings. To the south west of the house is a small area of grazing land, with an area of amenity woodland to the north. The property is surrounded by an area of garden ground, providing additional seclusion and privacy.

ACCOMMODATION: The front door leads to a large sun lounge, with extensive glazing and tiled floor. The room is large enough for dining, and a door provides access to the kitchen/dining room. This is a large open plan room with full height ceiling and exposed roof trusses. A wood burning stove provides additional warmth, set under a feature fireplace made from recycled railway sleepers. The kitchen area is fully fitted with birch units and bespoke Scottish oak worktops, and integral oven, hob and microwave. There are two double bedrooms either side of the kitchen/dining room. Bedroom 3 includes a mezzanine style study area or workroom above it. A well-equipped utility room, with door to the rear courtyard, and a lovely family bathroom are also located in what was the original cottage. A small flight of stairs leads up to the extended property, recently created from an adjoining byre. This comprises a very large living room, with glazed doors to the courtyard, and a magnificent en-suite bedroom, complete with large walk-in shower and top of the range sanitary ware.
OUTBUILDINGS: A long traditional range of buildings adjoin the cottage to the north, and are currently utilised as a large storage shed with smaller workshop. A further range is located adjacent to this shed, and is currently used as a garage for farm and garden machinery. The courtyard is completed with a further range close to the cottage which comprises further storage and includes a lean-to shed. A polytunnel is located to the rear of this shed, with a small summerhouse next to it.
GARDEN AND LAND: The buildings help to create a lovely private courtyard to the rear of the cottage, which has been gravelled, with a variety of raised beds and mature shrubs and trees. A small wooded area lies to the north of the cottage, with a small burn running through it. There is also a second small burn to the east of the house. The grazing land is located to the south west of the house and buildings, and extends to approximately 5.68 acres (2.30 ha). The paddock is well fenced, and ideal for keeping horse, ponies or other livestock. A small tractor is included within the sale.
