The land in Lot 2 extends to about 31.04 Ha (76.69 Acres) and comprises a mix of good quality silage and arable land and excellent grazing ground. The land is listed as being Grade 4.1 by the James Hutton Institute and is of a south easterly aspect rising from 130m above sea level adjacent to the public road to 150m above sea level at its highest point on the north eastern boundary.

The majority of the grassland has been grazed by sheep historically and all of the enclosures benefit from a stockproof fence and have access to field troughs or natural water supply.
There are several areas of mature amenity woodland planted throughout the holding and along the perimeter of the enclosures, providing excellent shelter and an attractive backdrop to the farmland.
