The land at Primrose extends to approximately 18.41 Ha (45.49 Acres) and is scheduled as being principally Grade 2 and 3(1) by the James Hutton Institute for Soil Research. The land rises from 20m above sea level at the lowest point to 35m at the highest point adjacent to the public road. The land has been cropped continuously for spring barley in recent seasons due to ease of management but the land has achieved good yields of wheat and winter barley in the past. The land is accessed directly from Admiralty Road/A985 which runs along the southern boundary of the land and leads west from Rosyth to Kincardine.
