The land at Bedlay Estate extends in total to approximately 9.21 Ha (22.75 Acres) and comprises two separate parcels of land. The subjects are mostly down to permanent pasture. The subjects are bounded by the outer face of a stone wall fronting onto and running parallel with the A80 public road.

LOT 1
An area of ground extending to approximately 7.50 Ha (18.53 Acres). The land is principally classed as Grade 3 (1) by the James Hutton
Institute for Soil Research. The land is accessed directly off the A80 by the former tree lined Estate drive. The land is predominantly down to grassland but the majority of the ground has been left fallow in recent years. There is an area of broadleave woodland which surrounds the perimeter of the enclosure which provides additional amenity and shelter.

LOT 2
