Scotstarvit Farm is an attractive livestock and amenity holding situated in a desirable area within the heart of rural Fife, about 3 miles to the south of the popular town of Cupar, and occupying a private position between Tarvit Hill and Walton Hill to the south of the River Eden.

The former market town of Cupar offers a superb range of local amenities with a good selection of shops, supermarkets, pubs, restaurants and leisure
facilities, while just a short drive to the east lies the ancient and historic university town of St Andrews, renowned worldwide as the “Home of Golf”.

About 30 minutes or so to the north over the River Tay lies Dundee, a city very much on the up, which is already home to Scott’s ship RRS Discovery and
is now the location for the newly opened V & A Museum. Dundee provides a comprehensive offering of city shops, services and amenities. Perth is just
over ¾ of an hour to the north west and Edinburgh is about an hour’s drive to the south.

Surrounding Scotstarvit is some particularly fine countryside with a lovely mix of farmland, woodland, hill ground and river. The area is home to an array
of wildlife and provides great scope for the outdoor enthusiast with walking, cycling and riding all readily available. There are many highly regarded golf courses in the area including championship courses at Carnoustie and the Old Course at St Andrews,
both of which regularly host the British Open. Ladybank, The Duke’s Course, Kingsbarns, Elie, Lundin Links and Crail are also nearby.

The Fife Hunt is the most northerly pack of foxhounds in the UK and there are many opportunities for riding with pony clubs for the younger enthusiast. The wide open spaces of the Lomond Hills and the pretty fishing villages of
Fife’s quaint East Neuk such as Anstruther, Pittenweem and St Monans are within comfortable driving distance. In terms of days out there are good sandy beaches at St Andrews, Elie, Kingsbarns and Tentsmuir, along with a number of popular National Trust for Scotland properties, including Hill of Tarvit, Falkland Palace and Kellie Castle.

Schooling is available at nearby Craigrothie Primary School and Bell Baxter High School in Cupar with independent schooling being provided at the High
School of Dundee and St Leonards in St Andrews and Dollar Academy to the west. There is an exceptional further selection of private schools in Perthshire, including nearby Strathallan, Kilgraston and Craigclowan, with Glenalmond to the west of Perth and Ardvreck in Crieff.

There are railway stations in Cupar, Leuchars and Ladybank with Edinburgh Airport about one hour to the south, whilst the regional airport at Dundee
offers a good selection of short-haul flights.

Fife is well served by a wide variety of agricultural contactors, merchants, and suppliers, and there is a successful local machinery ring which can provide
additional farming resources as required. Regular livestock sales are held at the markets at Forfar (23 miles) and Stirling Agricultural Centre (56 miles). Traditionally this area of Fife is known for its fertile land, capable of producing high yields of an extensive range of crops and the area is well suited to livestock.

Scotstarvit Farm is an excellent mixed farming unit extending in total to about 84.27 Ha (208.23 Acres) and lies just to the south of Cupar and west of the
Scotstarvit Tower and Monument. The majority of the farmland is located to the south and west of the farm steading and is all situated in a single block.
The attractive traditional farmhouse is located to the east of the holding and sits in an elevated position overlooking the surrounding countryside to the north. Located adjacent to the farmhouse is an extensive range of traditional farm buildings which form a courtyard with an adjacent Millring.

Scotstarvit Farmhouse is an attractive 1½ storey traditional farmhouse within its own garden grounds and surrounded by a number of mature trees which
provide shelter and privacy.

The farmland is a mixture of pasture and arable land with a number of blocks of amenity woodland located throughout and the arable land is well suited to growing a range of arable crops and has historically grown feeding turnips and potatoes. The remainder of the holding is down to productive pasture and grazing land with several small areas of woodland located throughout, providing shelter and amenity.

Scotstarvit Farmhouse is situated in a private position with an attractive outlook over the surrounding countryside to the north. Of traditional stone construction set under a slate roof, the property is accessed via a private road which leads down to the east of the farm steading. The traditional farm buildings are situated to the west of the farmhouse and comprise a traditional courtyard steading of stone construction under a mix of slate and corrugated roofing. In addition to the courtyard there is a traditional Millring located to the west of the steading complex which is completely intact. Located in the centre of the courtyard there is a modern general purpose shed of modern brick construction under a corrugated roof
with a concrete floor and a cattle court of stone construction.

conjunction with the existing agricultural operations on the holding, but may present an opportunity (subject to obtaining the necessary planning consent) to be converted to residential or other business use.

The farmland is situated in a single block extending to approximately 84.27 Ha (208.23 Acres) including roads yards and buildings, and comprises a mix of rolling pasture and productive arable land with a number of blocks of amenity woodland located throughout. The land has been classified as Grade 3 with a small area of Grade 5 land by The James Hutton Institute and is of a varying aspect rising from approximately 110m at its lowest point to the north of the holding to 188m above sea level at its
highest point on Walton Hill to the far west of the farm. The farm has historically carried around 70 suckler cows plus followers with a flock of 150 ewes and about 45 acres of land is put down to barley each year. The subjects at Scotstarvit are laid out in good sized enclosures which are readily accessible directly from the farm steading or via an internal access track. All of the land has benefited from the regular application of farm manure generated from the cattle on the farm. The farm also benefits from
a prescriptive right of access over the farm track which leads south of the farm steading to Chance Inn (shown as B to C on the sale plan) servicing the adjacent fields to the south east of the holding.

The woodland includes several areas of mixed broadleaved trees and some conifer areas. The total woodland area extends to about 6.65 Ha (16.43 Acres) and provides shelter and amenity with the possibility of providing further cover for sport if desired.
