DESCRIPTION

Whitebrae is a traditional farm cottage with a range of traditional outbuildings, enjoying a south-facing aspect. The property has historically been tenanted and is in need of refurbishment. As such, it presents the purchaser a great opportunity to create a home that is finished to their desired taste with the benefit of a good range of outbuildings, yard area, and paddock. There may be potential to expand the accommodation into the outbuildings, subject to obtaining the necessary Planning Permissions.

ACCOMMODATION

The accommodation comprises:
Ground Floor: Kitchen, Sitting Room, 2 Bedrooms, Study/Bedroom 3 and Family Bathroom.

GARDEN AND GROUNDS

To the front of the property are enclosed garden grounds predominately down to lawn, with a range of mature trees, shrubs and bushes. The front garden also hosts a patio area and timber store. Adjoining the cottage is a range of traditional stone-built stores with an adjoining hay store and a good-sized yard area to the rear. It is proposed that an area of the adjoining agricultural fields to the south are included within the sale of Whitebrae which would provide a paddock of approximately 0.36 acres (0.15 hectares). There may be the opportunity to acquire further land by separate negotiation.
