SITUATIONBlebo Loch sits within Dura Den, 5 miles to the west of St Andrews and is home to an array of wildlife. The area is also popular amongst outdoor enthusiasts with easy access to a wide range ofrecreational pursuits including walking, cycling, riding, and golf. St Andrews, referred to as the home of golf and offers a good range of day-to-day amenities with a number of independent retailers, cafés, restaurants, pub and hotels as well as supermarkets. The city of Dundee can be reached in approximately 20 minutes by car and offers a range of big city amenities including train and bus stationsalong with an airport with regular flights to London. Edinburgh airport can be reached in just over an hour by car.DESCRIPTIONBlebo Loch was formally a productive fishing pond with a natural regenerating trout stock. However, in recent years the loch has not been utilised, with the southern end now showing a build-up of silt. Presently the current area covered in water is approximately 0.5 acres. This has provided a number of reed beds which are favoured by the local wildlife. The pond offers purchasers the opportunity to expand and further develop this bio-diverse space, or alternatively steps could be taken to recover the pond for fishing. At the southern end of the pond there is a boathouse, which although in need of some refurbishment, presents an opportunity to be developed, subject to obtaining any necessary permissions. The pond is bound by a number of mature and semi-mature trees which affords a great deal of privacy.ACCESSAt present there is pedestrian access only to the pond, with a formal right of access through the woodland to the rear of Blebo House.DIRECTIONSFrom Cupar take the B940 signposted Pitscottie and turning left signposted Kemback. At the junction turn right and then immediately left signposted Kemback. On reaching Kemback Parish Church there is pedestrian access down the road which leadsto a woodland path.
