2 Craighulan Cottage is located on the western edge of Pitlochry, an area of outstanding natural beauty within the heart of Highland Perthshire. This part of Highland Perthshire is surrounded by stunning countryside and the town centre, a short walk away, sits below Ben Vrackie and is adjacent to the River Tummel. This bustling town has an excellent range of services available including restaurants and coffee shops, petrol station, newsagents and chemists. There are also a range of professional service firms, medical centre, dentist and community hospital plus a well-stocked Co-Op supermarket. Nursery, primary and secondary education is available at Pitlochry High School.
The town is a gold medal winner from the Royal Horticultural Society in the Britain in Bloom campaign and the Pitlochry Festival Theatre is a focal point with an all year round and varied programme of events. Adjacent to the theatre is Pitlochry’s Explorer Gardens which are 6 acres of an extensive collection of trees, shrubs, exotic flowers and resident wildlife. The town is host to many events throughout the year including the Pitlochry Highland Games, the Tummel and Tay Festival and the Enchanted Forest sound and light experience.
The local countryside offers a wonderful array of vibrancy during the seasons together with a rich variety of wildlife. Outdoor sports and recreational activities are in abundance which include water sports at Loch Tummel Sailing Club located at Foss, skiing at Glenshee and Aviemore and there are a variety of golf clubs within reach including the 18 hole golf course in Pitlochry, with further courses at Aberfeldy, Taymouth Castle, The Blair Atholl Golf Club and the Strathtay golf course. The national cycle network is close by and for the walking enthusiast part of the Rob Roy Way leads from Pitlochry to Strathtay. The nearby Tay Forest Park have some of Scotland’s tallest trees and offer far-reaching views to the lochs and mountains of the Highlands. Water sports may also be enjoyed on Loch Tay at Kenmore where the marina with purpose built facilities offers sailing, canoeing and kayaking.
Perth is the closest city where a variety of shopping facilities are available from retail parks to wellknown high street shops, major supermarkets and a variety of independent shops, hospital, railway station, library, health and fitness centres, theatre and cinema.
There is a mainline train station at Pitlochry with direct services to Edinburgh, Inverness, Perth, Glasgow and a sleeper service to London.
2 Craighulan Cottage is an attractive, stone built and double fronted cottage which has been thoughtfully and comprehensively refurbished in recent years with tastefully modern fixtures and fittings. The front entrance vestibule has an exposed stone wall and space for the keeping of shoes and coats and the inner hall has a good sized cupboard. The sitting room benefits from a wood burning stove together with southerly views to the front. The adjacent dining kitchen provides a good range of shaker style wall and base units with a granite work surface. This welcoming room has a patio door leading into the garden and a roof window allowing wonderful light into the kitchen. There are a range of integrated appliances including an electric oven, hob, dishwasher and extractor fan.
The ground floor accommodation has been cleverly designed to offer an integrated but self-contained annex on the western side of the house. The annex is inter-linked by doors within the kitchen and hall which lead into the annex kitchen and annex sitting room respectively. This configuration allows for the rooms and layout to be used perfectly as one house or alternatively, it is ideally suited to be self-contained. The sitting room of what would be the annex also has a southerly outlook to the front with a wood burning stove and this leads into the garden room where there is direct access into the gardens. There is a ground floor double bedroom with a partially exposed stone wall design feature. 2 Craighulan Cottage benefits from being naturally light and with the flexible layout, makes a wonderful home. The annex element of the house has been previously let successfully on a short term basis to actors from the Pitlochry Theatre and it has more recently been used as accommodation for a relative of the owner. Prior to this, the owners had the annex integrated into the house and used it as one.
