Cloich Mhile, originally a Woodcutters Cottage, has been cleverly and tastefully extended to provide a stunning and impressive family home, combining the charm and character of the old cottage together with the striking modern design of the newer addition.
The original cottage is a pretty, stone built, double fronted cottage with a slate roof. The ground floor accommodation includes a family room with a wood burning stove and attractive stone surround plus recessed book shelves and a study or 5th bedroom, also with a wood burning stove and stone surround with recessed book shelves. Both rooms enjoy views to the front over the gardens.
The first floor has two bedrooms, each with a dual aspect and exposed beams. One of the bedrooms has a walk in store which could be a dressing room or play area for children.
The ground floor hall leading from the family room has 2 cupboards and a door leading to the family bathroom which has a roll top bath, overhead shower and plumbing for a washing machine. Off the inner hall is a vestibule with tall windows and a glass door allowing plenty of natural light in and providing a superb area for storing coats and shoes. The vestibule leads to a generous walk in store. The newer Architect designed addition is situated to the west of the original cottage.
Great thought and care has been taken into the design which complements the traditional cottage and surrounding grounds exceptionally well. The accommodation includes an impressive open plan sitting room, dining area and kitchen which ideally lends itself to family living and entertaining.
Stunning ceiling height together with generous south and westerly facing windows with patio doors provides wonderful natural light, views onto the gardens and direct garden access to be enjoyed during the summer.
The modern and tastefully designed kitchen has a good range of storage with an integrated double oven, plumbing for a washing machine and a central island with a gas hob. There is a solid fuel range for cooking, which can also be used for heating and hot water, in addition to the wood pellet boiler should this be desired.
A door by the kitchen leads into the pantry which provides access to the rear garden. Remaining on the ground floor, there is a further bedroom with integrated wardrobes and a bathroom is adjacent which benefits from modern white fittings. A staircase by the bedroom leads to the mezzanine level, currently used as a study. There is an excellent range of further storage and the mezzanine has impressive views down onto the reception area and out of the windows into the gardens and countryside beyond. Another bedroom is located on the first floor which has a lovely floor to ceiling window.

The garden surrounding the house are a particularly attractive feature of the property and complements the house. There are a choice of seating areas, including a patio area to the front of the old cottage and one by the sitting room patio doors which will capture the sun and light from the south and west.
The gardens provide generous areas of lawn, surrounded by attractive amenity woodland, there are raised vegetable beds to the east and ample parking areas, including space for horse boxes or trailers. A burn runs through the woodland on the southern boundary and crosses through the eastern boundary which makes an attractive feature of the grounds.
There are a range of useful outbuildings and these include a poly tunnel to the west, there is a timber workshop attached to the southern end of the cottage and a garden store is attached to the western side of the newer addition. A timber built summer house with a decked terraced seating area is nicely positioned to the east. The gardens offer complete privacy and are perfectly suited for a country lifestyle.
HEATING & ENERGY USE
The current owners have given thoughtful consideration to being as carbon neutral as possible to allow use of the woodland, to supplement the core fuel source. There are two main heating supplies to the property. The main source is a fully-automated Winghager wood pellet boiler, installed in 2013, rated at 21KW which supplies heat to the radiators, and to the hot water tank. The solid fuel stove in the kitchen is a Wamsler solid fuel stove which is connected to the same heating & hot water system as the pellet boiler. In addition to running the heating and hot water for the rest of the house, the stove outputs heat to the room. With the availability of wood on-site, using this stove, it’s possible to be self-sufficient for heating. Hot water is stored in a 200L cylinder in the roof-space. In addition to the wood pellet boiler and solid fuel stove, there is a solar thermal system. This uses sunlight to directly heat water in the cylinder. In the summer this means the large volume tank is heated to shower temperature with no need for any other input.
