The village of Bankfoot, about 4 miles to the north, provides good day-to-day services including a primary school, village shop, Post Office, two pubs, church, recreational facilities and renowned visitors centre. The area has many facilities for families including Active Kids Adventure Park, about 6 miles away.

The City of Perth offers an extensive range of services and facilities including national retailers, banks, mainline railway station, modern concert hall, theatre, cinema and supermarkets. The Royal Burgh of Dunkeld lies some 10 miles to the north with individual retailers, Dunkeld Cathedral and a railway station with regular links north and south including the London Sleeper service. GARDEN

HEATING & ENERGY USE
The current owners have given thoughtful consideration to being as carbon neutral as possible to allow use of the woodland, to supplement the core fuel source. There are two main heating supplies to the property. The main source is a fully-automated Winghager wood pellet boiler, installed in 2013, rated at 21KW which supplies heat to the radiators, and to the hot water tank. The solid fuel stove in the kitchen is a Wamsler solid fuel stove which is connected to the same heating & hot water system as the pellet boiler. In addition to running the heating and hot water for the rest of the house, the stove outputs heat to the room. With the availability of wood on-site, using this stove, it’s possible to be self-sufficient for heating. Hot water is stored in a 200L cylinder in the roof-space. In addition to the wood pellet boiler and solid fuel stove, there is a solar thermal system. This uses sunlight to directly heat water in the cylinder. In the summer this means the large volume tank is heated to shower temperature with no need for any other input.
