Mill Cottage is close to Loch of the Lowes, Dunkeld & Birnam golf course and a short distance to the popular village of Dunkeld, among the best preserved and most historic villages in Scotland. It has a thriving community, with an excellent range of amenities. Along with a good selection of cafes, restaurants and specialist retailers, there is a supermarket, a medical centre, two dental surgeries and a well-regarded primary school. An organic vegetable-growing project and a community orchard, both run by volunteers, supply fresh produce for residents.

Dunkeld Cathedral, with its stunning riverside setting, was founded in the 13th century on the site of a former monastery. It is still the parish church and hosts concerts during the year. Dunkeld and neighbouring Birnam have a dynamic arts and music scene, with a diverse programme of theatre and music staged at the Birnam Arts centre.

The surrounding area has many beautiful walks, great tracks for cyclists and plenty of fishing for anglers. Loch of the Lowes, also within walking distance is a designated wildlife reserve. Dunkeld and Birnam Golf Club is one of the most picturesque in Perthshire. Indoor swimming pools can be found at the Dunkeld House Hotel and Erigmore Estate.

The nearby Hermitage and Tay Forest Park have some of Scotland’s tallest trees and offer farreaching views to the lochs and mountains of the Highlands.

Edinburgh and Glasgow are little more than an hour away by car. The train station at Birnam has regular services to Perth, Edinburgh, Glasgow and Inverness and a nightly sleeper train to London. Buses to state
and independent schools all make stops in Dunkeld.

Mill Cottage presents a rare opportunity to purchase a charming character cottage with beautiful stonework within a small pretty hamlet setting. Built in 1993 and extensively renovated again in 2013, the cottage is immaculately presented together with providing tasteful and high quality fittings throughout. The oak fitted kitchen has a good range of wall and base units, complemented by a granite work surface, slate floor, breakfast bar, a ‘Rangemaster’ cooker and integrated appliances including fridge, freezer and dishwasher. The kitchen opens up onto an open plan dining area and sitting room which provides an attractive triple aspect reception space for entertaining and to enjoy the views over the pretty gardens. A wood burning stove is the focal feature of the living room as well as the attractive oak wood floors. A new external oil fired boiler was installed in 2018 with the benefit of the remaining guarantee until November 2025.

The ground floor bathroom has tasteful, modern white fittings with a shower above the bath, limestone tiled floor and partially tiled walls. The first floor has two double bedrooms, one benefitting from integrated storage space and there is additional storage on the first floor landing and below the stairs.

Ground Floor: Entrance hall. Open plan Kitchen/Dining/Sitting room. Family Bathroom. Storage Cupboard.

First Floor: Landing with Storage Cupboard. Two Bedrooms.

There are highly appealing gardens surrounding Mill Cottage which offer ample space for parking. The garden is enclosed by an attractive stone wall to the north, south and east. A patio is located adjacent to the cottage on the south side which looks onto a raised border, mature trees and lawn.

The pretty gardens offer privacy, space for enjoying the countryside views and the peaceful atmosphere offered at Mill Cottage and the surrounding environment.

Planning permission was granted in March 2021 for the creation of additional space within Mill Cottage, further detail can be found on the Perth & Kinross Planning Portal under reference 21/00032/FLL. The approved plans permit the extension of the floor space by about 70% and on the ground floor, the creation of a new triple aspect family room with doors to the garden, a triple aspect kitchen with dining area also with direct garden access and a utility room.

The planning permission has also given approval for the creation of a new master bedroom on the first floor with an en-suite shower room, together with the creation of a further shower room to serve the two existing first floor bedrooms.

The planning permission will allow for the creation of a larger home if more space is required. The existing gardens will absorb the new floor space well, whilst still leaving ample garden space to complement the new house.

An additional area of land of about 0.5 acres (0.20Ha), located opposite and to the east of Mill Cottage may be available under separate negotiation. This area of land backs onto open countryside, is enclosed partly by a restored stone wall and contains amenity woodland. Outline planning permission in principle was granted on this land in March 2021 under reference 20/01976/IPL for the building of a three bedroom one and a half
storey dwelling house. Further detail can be obtained from the selling agent.
