Muirton Park is a detached two storey house surrounded by generous gardens. The house benefits from being on a corner site between Church Road and Muirton. The house has been in the same family ownership for 80 years and the sale offers a significant and rare opportunity to purchase a property within a highly sought after area of Auchterarder. The flexible ground floor accommodation includes generous reception space including a breakfasting kitchen, sitting room and conservatory, plus a dual aspect utility with a gas boiler and wet room with under floor heating. There is the advantage of having a ground floor bedroom and the remaining two bedrooms, plus a family bathroom are located on the first floor. Both first floor bedrooms benefit from good integrated storage space.
The accommodation comprises:-
Ground Floor: Vestibule, Breakfasting Kitchen, Cupboard, Sitting Room, Conservatory, Bedroom, Wet Room, Utility
First Floor: Two Bedrooms, Bathroom
GARDEN AND GROUNDS
The fully enclosed grounds are particularly generous and flexible with an area of lawn to the east, enclosed by fencing. Directly to the north of the house is a detached garage which can hold 2 cars and benefits from a pit, this would also make an ideal workshop. To the rear of the house and by the garage is a generous hard standing area for vehicles and further parking is available directly to the front of the house and by the vehicle entrance gate.
To the west of the house and hard standing area is a further area of garden with lawn, mature trees with landscaping and a garden shed.
There are two vehicle entrances providing access into Muirton park, one from Muirton to the front and one from Church Road to the rear which provides extra flexibility and options should someone look at the development of the house or garden.
The owners had obtained planning approval in 2010 for the creation of a house plot within the western side of the garden at Muirton Park under planning reference 09/01633/IPL. This has now lapsed and there is no planning permission currently in place. However, should permission be applied for again and obtained, there is scope for the development of a house plot and possibly further development of Muirton Park.
