North Pitkinny Farm is a ring-fenced mixed farming unit extending to about 432.35 acres (174.95 hectares) with a traditional and well-presented farmhouse and range of farm buildings lying in the heart of the farm with a sizeable yard. The farmland is a mix of arable, temporary grass and permanent pasture fields with well-established hedges, woodland areas and a small area of rough grazings.

The land lies within a single contiguous block with fields of a good workable size with many of the field boundaries marked by well-established hedges with good access either directly off the minor public road or via the internal farm tracks.

The arable land is principally classified at Grade 3(2) as designated by the James Hutton Institute. It is gently sloping and principally north-facing, rising from about 80m above sea level at its lowest point to approximately 100m above sea level at its highest point. The average rainfall for the region is 883mm per annum. The farm has been run historically as a mixed unit, rearing cattle, over-wintering sheep and the growing of principally spring barley and periodically potatoes. Currently, a number of the arable fields are let for the growing of broccoli and cauliflower with some of the grass fields let under grazing agreements.
