South Fungarth is adjacent to Dunkeld & Birnam golf course and within walking distance to the popular village of Dunkeld, among the best preserved and most historic villages in Scotland. It has a thriving community, with an excellent range of amenities. Along with a good selection of cafes, restaurants and specialist retailers, there is a supermarket, a medical centre, two dental surgeries and a well-regarded primary school. An organic vegetable- growing project and a community orchard, both run by volunteers, supply fresh produce for residents.
Dunkeld Cathedral, with its stunning riverside setting, was founded in the 13th century on the site of a former monastery. It is still the parish church and hosts concerts during the year. Dunkeld and neighbouring Birnam have a dynamic arts and music scene, with a diverse programme of theatre and music staged at the Birnam Arts centre. The surrounding area has many beautiful walks, great tracks for cyclists and plenty of fishing for anglers.
Loch of the Lowes, also within walking distance is a designated wildlife reserve. Dunkeld and Birnam Golf Club is one of the most picturesque in Perthshire. Indoor swimming pools can be found at the Dunkeld House Hotel and Erigmore Estate. The nearby Hermitage and Tay Forest Park have some of Scotland’s tallest trees and offer farreaching views to the lochs and mountains of the Highlands.
Edinburgh and Glasgow are little more than an hour away by car. The train station at Birnam has regular services to Perth, Edinburgh, Glasgow and Inverness and a nightly sleeper train to London. Buses to state
and independent schools all make stops in Dunkeld.
DESCRIPTION
South Fungarth is a double fronted, detached cottage surrounded by private garden grounds, its own amenity woodland and a stone built barn adjacent, all with the benefit of looking onto Dunkeld golf course and the surrounding countryside. The accommodation within the cottage consists of a triple aspect sitting room with access into the gardens and an attractive stone wall with open fireplace, there is a breakfasting kitchen, also with an open fireplace and a double bedroom on the ground floor, each having a dual aspect. There is a bathroom with plumbing for a washing machine.
The first floor which has exposed stone walls has been partly split to form two spaces, one as a guest bedroom and one as a living area where there is an open fireplace. Alternative uses could be a home office or studio.
To the south west of the cottage is a substantial detached stone built barn. Subject to obtaining planning permission and consents, this could offer an interesting conversion into alternative uses and may allow for incorporation into the cottage to create a more substantial home. Alternatively, re-configuration may allow for partial annex accommodation or for the creation of a holiday cottage. Should permission be granted, the barn would make a desirable and significant home in its own right. The barn currently consists of a single garage and two open fronted bays/stores. There is a workshop with an impressive floor to ceiling window with views on the gardens, a wc and a further small workshop with sink. Stairs lead to a first floor which is divided into two spaces together with a kitchen. The most westerly room has elevated views over the gardens and countryside.

GARDEN
South Fungarth sits within pretty and private gardens. To the west of the barn is a good sized enclose vegetable garden, beyond this and to the west and north of the house is an area of attractive amenity woodland which borders the golf course. A pathway from the vegetable garden leads pleasantly through to an open area of grass leading into the woodland and to the front of the house leading to the eastern boundary. To the east is a pond, further lawn and a delightful seating area bordering the front garden. A patio area is situated by the doors leading into the sitting room where views over the countryside can be enjoyed.
