Kirrie, was designed and built in 2014 and offers exceptionally designed and spacious accommodation to fully benefit from the impressive views and elevated position.
The design was a vision to create a modern home with the spirit of a traditional Scots cottage. The predominately single storey home has a dual aspect open reception area with a modern and tastefully designed kitchen. Ideally suited for family living and entertaining, the kitchen has a central island breakfast bar, two integrated ovens, the second being a combined microwave, a warming drawer, dishwasher and there is a pantry. The sitting room has a wood burning stove, doors lead into the garden and the views from this room over the countryside can be enjoyed.
There are three double bedrooms, two have an en-suite shower room and integrated wardrobes and the dual aspect master bedroom has an en-suite bathroom with shower and a good sized dressing room. Stairs from within the master bedroom lead
to a mezzanine level which offers space for an office or studio. There are doors from Bedroom 3 providing access into the gardens.
A study off the hall provides further flexibility. Kirrie offers a generous amount of storage including a linen cupboard, cupboards within the vestibule and there is a utility to the rear with a sink, plumbing for a washing machine together with a wc.
There is an annex to the west of the house which has an open plan sitting room, kitchen, bedroom and a mezzanine level together with a shower room. Doors from the sitting room lead onto a covered decked area where the views can be enjoyed. The annex provides great flexibility for family use or possibly holiday letting. The Annex benefits from underfloor heating throughout.

There are extensive landscaped gardens surrounding Kirrie with a choice of patio areas for seating and garden dining. A sweeping drive leads to ample and flexible space for parking for both Kirrie and the annex. The gardens are laid to lawn with borders, hedging, a vegetable garden, trees and an orchard with 12 fruit trees. A field gate provides access into the lower part of the garden and there is further access into the rear garden by the workshop.
There is a garage attached to the annex, this may offer opportunities to further develop the annex (subject to planning and consents). A good sized stone barn / workshop is located to the rear, which has an attached timber built garage/workshop. A right of access is provided over a neighbouring track to allow access for vehicles into the workshop.
A garden studio, which would make an ideal home office, gym or games room is situated to the east of the house and sits on an elevated position with views over the gardens and the countryside. With an attractive seating area and terrace by the front, it complements the house and garden well.
