The land at Woodhill sits immediately to the south of the hamlet of Ballintuim and some 10 miles north-west of Blairgowrie in the pretty and highly productive County of Perthshire. Bridge of Cally is found a short distance to the south with a village shop and hotel whilst Blairgowrie offers a broader range of services. Perth lies about 26 miles to the south and provides extensive facilities including national retailers, banks and railway station. Perthshire is well served by agricultural merchants and dealers and there is a successful local machinery ring which can provide additional resources, as and when required. There are livestock markets in Stirling and Forfar.

DESCRIPTION
The land at Woodhill extends to about 100.30 acres (40.59 ha) and lies immediately to the south-west of the A924 road on the edge of Ballintuim. It is down to grass with good sized enclosures together with woodland areas and the River Ardle running through. The land lies from 174 meters to 195 meters above sea level and is classified as predominately Grade 4.1 with a small area as Grade 4.2 by the James Hutton Institute. The fields are all of a good workable size, enclosed by either stock-proof fencing or stone dykes which are predominately stock-proof. Most of the fields benefit from water via natural sources.

LOT 1
The land comprising Lot 1 extends to about 64.1 acres (25.94 ha) and is made-up of four enclosures with the River Ardle running to the north and east of the subjects. It has small woodland areas with the land predominately level or gently sloping and enclosed by a combination of fencing and stone walls. The access to Lot 1 is via the private access track leading from the A924 with internal field gates.

LOT 2
The land forming Lot 2 extends to approximately 36.02 acres (14.58 ha) and is laid out into three enclosures with two woodland areas. The River Ardle lies to the south and west of the land. The land making up Lot 2 is predominately sloping with access both from the A924 and also directly off the access track to the north.
