Lubchurran lies in a spectacular setting amidst some of Highland Perthshire’s finest scenery, sitting in a highly secluded position with the attractive village of Killin located some 8 miles to the east. Killin has a good range of day-to-day facilities including a primary chool, bank, Post Office, supermarket, doctors’ surgery as well as a number of hotels.
Callander is 30 miles to the south and has a wide range of amenities including doctors’ surgery, dental surgery, two supermarkets, primary and secondary schools.

This area of Scotland provides a wide range of recreational activities including hill-walking, climbing, cycling and water sports.

DESCRIPTION
Dating back to the 1800s Lubchurran was bought by the current owners in 2007 as a ruined cottage. They thoughtfully set about restoring the property which now presents a Highland hideaway finished to a high standard, combing the practicality and comforts of modern living with the traditional charm befitting its location. The cottage is the ideal place to escape the stresses of modern life. Access is by way of a gently meandering road weaving up through the Glen, with the final few miles being on an unfenced track culminating in crossing the River Lochay by way of a ford.

GARDEN AND GROUNDS The enclosed garden grounds at Lubchurran are predominantly wild meadow but could be mown to create a lawn, if required. To the rear of the property are a number of mature trees providing shelter.

Within the grounds is a traditional barn which has been upgraded in line with the refurbishment and provides useful storage. To the rear of the garden is a former sheep fank and the Lubchurran Burn with a number of small waterfalls. To the north of the property is an area of permanent pasture grazing leading down to the River Lochay.


ACCESS & RIVER CROSSING Appropriate caution should be exercised when leaving the public highway. Please note that access to the cottage is by 4x4 only as it involves travelling over access tracks which have not been adopted. The final access involves fording the River Lochay which is undertaken at the viewers own risk. Neither the sellers nor Galbraith take responsibility for any injury or damage caused.

DIRECTIONS From Stirling, take the A84 north signposted to Callander. After passing through Callander continue on the A84 to Killin. On reaching Killin travel through the village and after about ¾ of a mile and crossing a stone bridge turn immediate left onto a minor road. Continue on this minor road and then via the private access track for about 8 miles.

From Perth, take the A85 west through Crieff and Comrie. Continue on the A85 to Killin. On reaching Killin travel through the village and after about ¾ of a mile and crossing a stone bridge turn immediate left onto a minor road. Continue on this minor road and then via the private access track for about 8 miles.
