Little Mill lies on the edge of the village of Thornhill and enjoys a quiet rural setting in the County of Stirlingshire. It is conveniently positioned for Stirling, being some 12 miles to the south-east and is highly commutable to Glasgow, Edinburgh and Perth via the M80 and the M9 motorways which converge just south of Stirling. The international airports, at both Glasgow and Edinburgh, offer regular scheduled services to London, UK cities and many international destinations. There is a railway station in nearby Dunblane with regular daily services north and south.

The village of Thornhill provides a primary school, village shop and hotel whilst Stirling offers extensive services including supermarkets, banks, national retailers, railway station, cinema and leisure complex. Nearby Bridge of Allan is home to Stirling University where members of the public can use the sports centre and the MacRoberts Art Centre with both a cinema and theatre.

There are good private schools serving the area including Beaconhurst in Bridge of Allan, both Morrison’s Academy and Ardvreck in Crieff and Dollar Academy.

Little Mill is well positioned for outdoor sporting pursuits. For the golfer, there are 18-hole courses in Stirling, Dunblane and Callander whilst the surrounding hills and glens provide a wealth and variety of walking routes. Both the Trossachs National Park and Queen Elizabeth Forest Park lie to the west giving outstanding areas of countryside to enjoy. The county is also well provisioned with historical venues including Stirling Castle, the Wallace Monument by Bridge of Allan and Doune Castle which recently was the film set for Outlander. To the north-east lies the world renowned Gleneagles Hotel with a number of restaurants including the 2-Mitchell starred Andrew Fairley restaurant together with 3 championship golf courses, shooting school, equestrian centre and leisure facilities.

Little Mill is a most delightful country house, with a painted exterior under a slated roof and enjoys a southerly outlook over the garden and onto the rolling countryside beyond. Under the current ownership, Little Mill has been sensitively extended resulting in a well-proportioned family house providing flexible accommodation over two floors. The dining kitchen with its triple aspect, Aga, island unit and shaker style fitted kitchen units is very much the heart of the house. It is a most welcoming room with ample space for dining, informal seating area and benefitting from doors to the garden and terrace. Conveniently adjacent, is the utility room with shower room off.

The four reception rooms all lie to the front of the house and enjoy a light and bright southerly aspect over the garden. Lying on the east side is the well-proportioned drawing room, reached directly from the morning room, a cosy and welcoming room with a door leading directly to the garden. The dining hall lies in the centre of the house with a stone fireplace, oak floor, double aspect door to the terrace and a separate door leading to the vestibule with front door out to the south garden. In addition, there is a small craft/hobby room with a fitted workbench and window providing natural light. The sitting room lies beyond with a carved stone fireplace with wood burning stove and fine cornicing.

A staircase leads directly to the first floor landing which has extensive fitted cupboards and doors leading to five good sized bedrooms and two bathrooms.

Little Mill sits within a charming and established garden. To the south is the sheltered front garden, down to lawn, enclosed by a mature hedge with a well-stocked herbaceous and shrub border with a productive apple tree lying adjacent. To the east is a parking area with a shrub garden beyond bounded by an avenue of cherry trees giving a wonderful display of blossom in the spring. To the west is a secluded terraced garden enclosed by a mature hedge laid with flag stones, bounded by stocked borders and providing an ideal setting for outdoor dining. To the north is the paddock down to permanent pasture and enclosed by a stock-proof fence. The paddock extends to about 1.21 acres (0.49 ha).
