Loch Cottage offers purchasers an ideal opportunity to create their ideal rural retreat. The traditionally built two-storey stone cottage has historically been utilised as a holiday let. However in recent years has fallen into a state of disrepair and now requires substantial renovation. The cottage enjoys a south-facing aspect with the accommodation currently comprising:
Two reception rooms, kitchen and larder
Two double bedrooms and family bathroom
Adjoining the cottage is a traditional stone byre which may lend itself to further development subject to obtaining the necessary Planning Consents.
To the front of the cottage are enclosed garden grounds predominately down to lawn with parking. The cottage sits in an elevated position with an expansive paddock extending to approximately 13.75 acres, designated as permanent pasture and currently utilised for grazing by the neighbouring farmer. Beyond the paddock is an area of rough grazing leading down to the River Ardle.
Beyond the cottage is the Loch, an idyllic spot bound immediately by amenity ground and a number of semi-mature trees. Beyond the Loch is approximately 18 acres of well established coniferous woodland with the remainder of the land made up of broadleaf woodland and rough grazings.
The property extends to its north-eastern border to the mid-point of the River Ardle and included within the sale are the fishing rights for brown trout and salmon.
