Muir OLea Farm is a highly productive arable and livestock unit extending to about 402.57 acres (162.90 ha) with a traditional farmhouse, two cottages, a large newly constructed general purpose shed/grain store, cattle court and Dutch barn. The land is principally arable with a small number of permanent pasture enclosures together with a sizeable wood, further woodland areas and two ponds.
The land is in good heart with the unit lying within a single contiguous block with fields of a good workable size. The farmhouse, cottages and buildings all lie in the heart of the farm, with a sizeable yard and excellent access directly off the minor public road.

MUIR OLEA FARM BUILDINGS
Muir OLea Farm is well-equipped with agricultural buildings for the current arable and livestock enterprises. The buildings all lie immediately to the north of the farmhouse with a sizeable yard area to the east of the farmhouse and to the east of the cottages.

General purpose shed/grain store 47.14m x 23.14m
A significant building of steel portal frame construction under box profile roof with concrete floor. Constructed in 2012, it comprises grain store/machinery shed, workshop, bothy with WC and kitchen facilities, garage.
Cattle court 41.7m x 19.45m
Steel portal frame construction under corrugated asbestos roof with part block walls, central feed passage with feed barriers and troughs.

Muir OLea Farm extends to approximately 402.57 acres (162.90 ha), is a ring-fenced unit intersected by a minor public road. The land is principally classified as Grade 3(1) and 3(2) by the James Hutton Institute with the fields either level or gently sloping, rising from approximately 40m above sea level to 70m above sea level at its highest point. The average annual rainfall for the region is between 99cm to 124cm. The land is in good heart with an average PH of 6.2. The fields are of a good workable size and have good access directly off the minor public road and excellent field-to-field access.
The land is principally arable, growing spring barley, winter wheat and peas on rotation. The majority is suitable for potato production. There is a small number of permanent pasture enclosures stocked by the commercial cattle herd. The cattle manure is returned to the fields. Fertiliser is applied as required each year and, in the autumn of 2017, each field was analysed for lime with lime applied as required in June 2018. The permanent pasture fields have, in the past, grown productive cereal crops.

SOLAR VOLTAIC PANELS
In 2015, solar voltaic panels were installed on the south side of the general purpose shed roof. The woodlands at Muir OLea Farm extend, in total, to approximately 77.81 acres (31.48 ha) and provide amenity, sport and potential future income from timber sales.
The principal wood lies to the north-east of the farm and extends to about 73.66 acres (29.81 ha). It sits on either side of the minor public road leading to Madderty. The wood on the south side of this land was partly felled four years ago with replanting carried out at the same time. Part of the wood to the north side of the public road was part felled two years ago and was also re-planted.
There are further smaller woodland areas throughout the farm providing shelter and amenity for game and wildlife.
Muir OLea Farm has rented out the shooting rights to a syndicate for a number of years and, as a result of this relationship, it provides an excellent small low ground shoot. There are two ponds within the farm offering duck flighting whilst the topography and the woodlands are ideal for a most enjoyable pheasant shoot. The sporting rights have been rented to a syndicate for the 2018 / 2019 shooting season.
